Leasing in Isla Vista can feel overwhelming and convoluted for incoming students. We believe prospective residents should have meaningful information before paying an application fee. During leasing, Sierra provides a live availability and application-status list so prospective residents can see whether applications have already been submitted for a property before deciding whether to apply.
The same system provides owners with real-time visibility into the leasing activity for their available units.
Applicants retain their place in line and, when their turn is reached, may select from other available units if their first choice is no longer available. This process gives applicants greater transparency while helping owners follow leasing activity as it happens.

Sierra’s dedicated Isla Vista team is supported by in-house maintenance personnel who are in the community daily. Our local presence allows us to respond quickly to maintenance needs, monitor properties throughout the year and manage the intense annual turnover cycle unique to the UCSB rental market.
Our Isla Vista team doesn’t manage properties from behind a desk. Our property managers are regularly on-site and walk the properties throughout the week, allowing us to identify maintenance concerns, monitor property conditions and stay connected to what is happening at the properties we manage.
During turnover, we change the locks after residents vacate so the vendors working to prepare the property do not have access to the incoming residents’ keys. Before the new residents take possession, we change the locks again. It’s one of the many small steps we take to protect our properties and residents during Isla Vista’s intensive turnover period.
